Privacy Policy – VermieterPro (Android)

This Privacy Policy describes how VermieterPro ("the App", "we") handles your data when you use our Android application. VermieterPro stores all your landlord data locally on your device — we do not operate servers that receive your tenant data.

Summary: VermieterPro is completely free and ad-supported. All tenant, rent, and utility cost data is stored exclusively on your device (Realm database, encrypted). There is no cloud synchronisation and no account creation required. Advertisements are displayed via Google AdMob. Optionally, you can enable or disable crash reports (off by default) and anonymous usage statistics (on by default) — both via the toggle in the app settings.

What we collect from you: Nothing automatically, except what is required for ad delivery (see the "Advertising" section).
Where your data lives: Exclusively on your device (Realm database, local).
Third parties involved: Google AdMob (advertising) · Firebase Crashlytics (only if enabled) · Firebase Analytics (unless disabled).
No account, no cloud backup, no payment processing on Android.

1. Data You Enter (Stored Locally)

The following data is stored exclusively locally on your Android device in the app's Realm database. It is never transmitted to our servers because we do not operate servers that receive your tenant data.

Properties: Address, type, number of units, notes
Tenants: Name, contact details, lease start/end date, security deposit amount
Rent Payments: Amount, due date, payment status
Utility Cost Billing: Consumption values, cost items, billing period
Expenses & Documents: Repairs, costs, notes
App Settings: Theme, language, notifications, security options

Local Storage (Android): All data is stored in a Realm database within the app's private directory. Android's app sandbox prevents other apps from accessing this data. No cloud synchronisation takes place.

2. Advertising (Google AdMob)

The Android version of VermieterPro is completely free and displays banner advertisements. There are no in-app purchases on Android.

VermieterPro uses Google AdMob to display banner advertisements. AdMob may collect and use the following data to deliver ads:

Advertising ID (GAID): Google's resettable advertising identifier for Android, used for personalising ads and measuring performance. You can reset the advertising ID or disable ad personalisation under Settings > Privacy > Ads.
IP address and general location (country/region, for ad targeting and fraud prevention)
Device model and operating system version (for ad rendering and frequency capping)
Interaction data (whether you viewed or tapped a banner, for billing and fraud prevention)

GDPR Consent (Google UMP): On first launch, if you are in a GDPR- or CCPA-regulated region, a consent dialogue from the Google User Messaging Platform (UMP) will be displayed. This allows you to set your ad personalisation preferences. You can change this decision at any time in the app settings.

Google's use of data is governed by Google's Privacy Policy and the AdMob EU Consent Policy.

3. Optional Crash Reports (Firebase Crashlytics)

VermieterPro includes the Firebase Crashlytics SDK, which is however disabled by default. Crash reports are only submitted if you enable the "Crash Report (optional)" toggle in the app settings.

When enabled, Crashlytics transmits the following data to Google Firebase:

Stack traces at crash time (technical error information, no content from your landlord data)
Device model, Android version, app version
An anonymous, randomly generated user ID (no email address, no name)

4. Optional Usage Statistics (Firebase Analytics)

VermieterPro includes Firebase Analytics for anonymous analysis of app usage. This is enabled by default, but can be disabled at any time via the "Usage Statistics (optional)" toggle in the settings.

When enabled, Firebase Analytics collects:

Anonymous screen views and app usage events (e.g. which features are used)
Device model, operating system version, app version
General location (country/region, no precise GPS data)

No content from your tenant data, addresses, or financial information is transmitted to Analytics.

5. Push Notifications (Firebase Cloud Messaging)

The app includes the Firebase Cloud Messaging SDK. This is currently not actively used for server-side push notifications — notifications (e.g. reminders) are scheduled locally on the device. Should this change, this Privacy Policy will be updated.

6. What We Do NOT Collect

Your landlord data (tenants, rents, utility bills) never leaves your device
No account information — VermieterPro requires neither registration nor an email address
No precise location (GPS)
No contacts, camera, or microphone
No payment data — Android is free, no in-app purchases

7. Android Permissions

POST_NOTIFICATIONS (optional, Android 13+) — for local reminders (e.g. rent payment due dates). No data is sent to our servers.
INTERNET — required for Google AdMob (advertising), Firebase Crashlytics, and Firebase Analytics.
USE_BIOMETRIC / USE_FINGERPRINT — for the optional biometric app lock (local only, no data transmission).

8. Data Sharing

We share data only with the following third parties:

Google AdMob — receives advertising-related data (GAID, IP address, device data) for ad delivery (Section 2).
Google Firebase (Crashlytics) — only if enabled by you (Section 3).
Google Firebase (Analytics) — unless disabled by you (Section 4).

We do not sell your personal data. We do not share your landlord or tenant data with any third party.

9. Your Rights (GDPR)

As a data subject, you have the following rights under the GDPR:

Right of access (Art. 15 GDPR): All your landlord data is stored locally on your device and can be viewed at any time within the app.
Right to erasure (Art. 17 GDPR): Uninstall the app to permanently delete all locally stored data.
Data portability (Art. 20 GDPR): Use the app's export function to export your data in an open format.
Right to object (Art. 21 GDPR): You can disable usage statistics and crash reports at any time in the settings.
Ad personalisation: Adjust your consent at any time via the GDPR consent dialogue in the settings, or disable ad personalisation under Device Settings > Privacy > Ads.

11. Changes to This Privacy Policy

In the event of material changes (e.g. adding cloud synchronisation or changing the advertising partner), we will update this document and the "Last updated" date. For material changes, a notice will be displayed the next time the app is launched.

VermieterPro (Android) is a free, ad-supported landlord management app. All your property, tenant, rent, and utility cost data is stored locally on your device using Realm (on-device database). We do not operate servers that receive your landlord data.
